Signing up for an IDX provider? Please don’t forget to read the TOS.

The following is an open letter that I wrote to my web development clients:

Recently,one of my website customers had an untoward experience with Diverse Solutions’ dsSearchAgent IDX.   She wanted to switch to IDX Broker to save money. A series of unfortunate events mandated that she cut costs wherever possible. Her Diverse Solutions’ dsSearchAgent IDX bill was about $100 per month, so she wished to find a more affordable option. I recommended IDX Broker to her because the the bill is only $39.99 per month. After signing up with IDX Broker, she discovered that she was under contract for Diverse Solutions’ dsSearchAgent IDX for one year. (Many of us fail to read the terms of service for the various services we use. I am guilty of that myself.)

Diverse Solutions’ dsSearchAgent IDX made it clear that they were going to enforce the contract through the December 08 expiration date! As agents, we know what contracts are all about. However, if a listing client is unhappy with our service or has a change in financial status, we are usually gracious enough to release the client from the listing agreement. Enforcing a contract upon an unhappy seller is just not good business. It would usually make more sense to cancel the contract on a positive note, and hope for future business and/or referrals.

However, Diverse Solutions’ dsSearchAgent IDX was perfectly happy to perpetuate a bad vibe by enforcing the contract. They have every legal right to make this indecorous decision.

If you are signed up with Diverse Solutions’ dsSearchAgent IDX, you may want to determine when your contract expires. For my own website at http://realestatetwincities.net, I use IDX Broker, and am happy with the service. They have recently upgraded their system, and added a wonderful technical support person. Visitors to an IDX Broker link will land on a basic search page that loads extremely fast. All pages are fully integrated with your website design. They have the option of refining the search in detail, and can view street, satellite, or hybrid maps of listings. Their mapping function is impressive. The photos in the galleries are large and look great. Visitors can schedule a showing, request more information, or perform mortgage calculations. Clients can quickly find what they are looking for, and client data can be easily accessed by a management system. In short, the IDX Broker solution does everything you need, and you save $60.00 per month.

      Nice looking site. Sorry to hear about your client who needed to cut back. Sometimes things just happen, but the TOS are the TOS, still the company should have a hart. I am using Real Estate Webmasters for my IDX and have been happy with the performance.
